Andhra Pradesh Government announces reforms to give a boost to real estate sector. The focus is on fostering growth and removing obstacles to ensure the State’s overall development, says Municipal Administration and Urban Development Minister Narayana.
In a move aimed at revitalising the real estate sector in Andhra Pradesh, the State government has issued orders simplifying the building and layout approval regulations.
These changes are a part of the amendments to the A.P. Building Rules-2017 and the A.P. Land Development Rules-2017, introduced through separate G.Os.
Minister for Municipal Administration and Urban Development P. Narayana explained the salient features of the reforms while speaking at the NAREDCO Property Show inaugurated by Chief Minister N. Chandrababu Naidu in Guntur on January 10, 2025 (Friday).
“The real estate sector had collapsed due to the previous YSRCP government’s mismanagement. However, under the the NDA dispensation, we are focusing on fostering growth and removing obstacles to ensure the State’s overall development.”
Referring to the key reforms brought in, Mr. Narayana said the minimum road width requirement in layouts had been reduced from 12 metres to 9 metres. “For the first time in the country, Andhra Pradesh is implementing an integrated single-window clearance system for building and layout approvals to save time of the builders,” Mr. Narayana said.
Stating that the government had given certain relaxations to the gated communities, the Minister said the group development rules for approvals would now apply to the gated communities as well. Similarly, the government simplified the approvals for high-rise buildings. Environmental deck permissions were introduced for buildings above 30 metres, while constructions below five storeys would no longer require approvals.
“No Objection Certificates (NOCs) are no longer mandatory for projects adjacent to the railway tracks. Cellars are now permitted in constructions on plots exceeding 500 square metres. The new amendments will allow for establishment of poultry farms in agricultural lands,” the Minister said while explaining that poultry farms had so far been allowed only in the notified areas.
The Criminal Investigation Department (CID), probing the death of contractor, Sachin Panchal, who allegedly ended his life in Bidar on December 26 last year, arrested five persons, including the prime accused Rajkumar Kapnoor, a former member of the Kalaburagi Mahanagara Palike, and reportedly a follower of Rural Development and Panchayat Raj Minister, Priyank Kharge, on Friday.
