
Residential flats at ‘TUDA Towers’ go under the hammer

TUDA Towers in Tirupati offers residential flats for auction, with a mix of residential, commercial, and office spaces available.
Tirupati Urban Development Authority (TUDA) bets big on the auction of residential flats at its prestigious ‘TUDA Towers’ under construction at Annamayya Circle in the heart of Tirupati, located less than a kilometre from the Tirupati railway station. The building has a blend of residential, commercial and office space.
The flats went for e-auction on March 8, which will close by March 12. The response is said to be encouraging, notwithstanding the price that is perceived by some sections of the prospective buyers to be on the ‘higher side’.
The G+13 building is coming up on an extent of 8.28 lakh sq.ft on the corner land measuring 3.60 acres, at an estimated cost of ₹345 crore. The project began in 2023 with the necessary approvals from the Airports Authority of India (AAI), Fire Department, RERA etc. The building has currently risen up to the sixth floor and work on the seventh floor is in progress.
The cellar, ground and first floors have been earmarked for basement parking and commercial outlets, while the second to fifth floors will cater to office space. The sixth to 13th floors will have residential space. “We are firming up all measures to get the project completed by April 2026,” says TUDA vice-chairperson N. Mourya.
There are 46 units of 2BHK (1235 sq.ft), 152 units of 3BHK (1900 sq.ft) and 32 units of 4BHK (3740 sq.ft) in the building that have gone under the hammer. Employees of a bank have gone for bulk booking of flats. As the auction started on a weekend, TUDA authorities expect brisk business in the next two days.
