New ₹3.22-crore commercial complex in Kuthalam Town Panchayat to boost local economy with affordable shop rents.
A ₹3.22-crore commercial complex with 40 shops is under construction in Kuthalam Town Panchayat. Spanning 15,000 sq. ft., the project is expected to bolster local infrastructure and generate additional revenue.
The new complex is being built on the site of two dilapidated Town panchayat buildings that previously accommodated around 15 shops. Constructed over 35 years ago, the structures were recently demolished due to safety concerns, said Town Panchayat Executive Officer V. Sivalingam.
Designed as a ground-plus-one structure, the complex is strategically located near the town bus stand and major marketplaces. Shop rents are expected to be 15–20% lower than nearby private buildings, where a 150 sq. ft. unit can costs up to ₹7,000 per month. The lower rates are expected to attract a wider range of traders and small business owners.
Kuthalam has faced a shortage of commercial space, as much of the land is held by temples and religious institutions, limiting new construction. The upcoming facility is expected to provide more accessible options for local entrepreneurs.
With a population of around 19,000, Kuthalam serves as a trade hub for 30 to 40 surrounding villages with an agriculture-based economy. Located on the route to Thirumanancheri temple, which draws up to 3,000 visitors on holidays, the town sees steady commercial traffic. The new complex is expected to become a key centre for both agri-trade and retail.
Construction works began in late November and is expected to be completed within six months.
